The loosely grouped houses around the revitalized watercourse resemble driftwood logs and create an attractive natural environment and specific micro-spaces between them. Residents will appreciate the semi-private courtyard, in which children can play safely without constant parental supervision, neighbors can take care of the community beds together or swim in the pond without direct views from the public street. The entire district is designed with an emphasis on the small-scale development of neighborhood ties and high added value for its residents.
The detached houses are arranged in two semi-enclosed blocks and together they are crossed by the new branch of the Elbe river. The whole neighborhood will be carbon neutral and some houses will be designed as wooden buildings from CLT panels. Public spaces are divided into four levels according to the degree of privacy and public use. The uniqueness of the proposed residential district lies in its close connection with the revitalized waterway.
The proposal addresses the residential complex as a grouping of solitary apartment buildings of similar size between Machovcova Street and the watercourse. Apartment buildings are arranged in two semi-enclosed blocks. Block 1 consists of three houses on the southern end of the plot. Block 2 with five apartment buildings is located in the northeastern part of the property. A semi-private garden is created in the middle of the semi-enclosed blocks, which serves primarily apartment owners. The revitalized watercourse also serves as a natural flood corridor. The two houses of Block 2 are located on artificial islands with an entrance via a footbridge.
Public spaces are divided into four levels according to the degree of privacy and public use.
Public – the area of the Pardubická road with longitudinal stands for visitors has a completely public character.
Semi-public – the public enters the interior of the housing complex towards the original industrial building – the Green Building (planned development) and its adjacent area serve
the public. Part of this area is the terrace in front of the cafe in the Green Building and the community room of the apartment complex.
Semi-private – the interior environment of both semi-closed blocks is designed as a semi-private space. The interior environment is entered through a low gate. Within the semi-private environment, activities such as community flower beds, a children’s playground, and a swimming pool are concentrated.
Private – There are front gardens bordered by hedges around the apartment buildings. In front of the hedge there is always a metre-wide protective strip of the flower bed, which further protects the user.
The uniqueness of the proposed residential district lies in its close connection with the revitalized waterway. The water corridor is designed with sufficient capacity to transfer flood activity outside the territory and prevent the formation of flood lagoons. In the normal season, it serves as a natural low-lying area with a freely meandering flow subsidized by the Elbe River. The largest natural meeting place by the stream is the area around the lake, where there is a wooden pier, logs for sitting, deckchairs and benches. In the fold of the meander there is a sitting area with a fireplace. There are trees along the entire length of the stream bed, and stairs lead to the stream valley in important directions, thanks to which you can get to the opposite side of the valley.
